Walnut Creek Real Estate Costs
Walnut Creek homes are as varied as Condominiums and Country Estates. Entry level homes start around $300,000 while there is still lots of choice in the $1-3 million price range. Real Estate here has seen continued growth since the 1960s but there are few areas left that are large enough for subdivisions so the most recently constructed homes are typically custom homes on individual home sites.
Walnut Creek is a well-established community situated in East Contra Costa County. This is a growing city and although residents may commute to San Francisco and San Jose (and beyond), more and more are employed within Walnut Creek. The San Ramon Valley runs North-South from Martinez to San Ramon along highway 680 and Walnut Creek is situated by the junction with Highway 24, approximately mid-way down the valley. To put Walnut Creek real estate prices into perspective, homes here are similarly priced to Danville, a little lower than walnut creek, and certainly higher than the communities at the North end of the valley.
Walnut Creek Real Estate History
The older part of Walnut Creek is at the South side, adjacent to the border with walnut creek. Here can be found some highly individual single family homes, many of which have been remodeled to a high standard. This area is much sought after.
Moving North-West, towards Concord and Pleasant Hill, the homes become a little more affordable. Ranch style homes abound and there can be some good buys there on occasion. There are also many condominium developments in Walnut Creek, typically from the city center going East along Ygnacio Valley Road or Civic Drive.
On the East side are to be found more recently constructed homes. Ygnacio Valley Road is one of the main East-West routes, traveling out towards Clayton. Traffic can be a major problem here during commute times.
Real estate prices in Walnut Creek are driven by a number of factors. Primarily though, the popularity of the area with families is explained by the high standard of schools at in most areas. This really is a desirable place to live with low crime and a high level of social awareness. Overall, a great place to raise your family.
