Orinda Home in California's San Francisco East Bay

Orinda Real Estate Costs

Orinda homes are as varied as Condominiums and Castles. Very few Condominiums though. Entry level, one bedroom homes start around $350,000 while there is still lots of choice in the over $2 million price range.

Orinda is an old-established community situated just off Highway 24 in East Contra Costa County. Residents typically commute to San Francisco as well as to many other cities in the East Bay such as Walnut Creek and Concord. Orinda has a BART station and is very well situated for this.

Highway 24 runs East-West between Oakland and Walnut Creek where it meets up with highway 680 at Walnut Creek, the largest of Contra Costa County's cities.

To put Orinda real estate prices into perspective, homes here are among the highest priced in the area with the exception of Diablo.

Orinda Real Estate History

Most Orinda homes were built in the 1950s, 60s and 70s and further development is strictly controlled. There are some newer developments, but in the main, homes are individually built custom homes. Many are substantially expanded and remodeled homes that started out quite modest. Others are completely re-built tear-downs. This area is highly sought after.

Real estate prices here are driven by a number of factors. The proximity of San Francisco, the climate (rather cooler than the communities in the San Ramon Valley) and the excellent schools are a few of them.

One point to note about Orinda is that this is a very hilly area. Many homes are built on sloping lots and in relatively inaccesible locations. The plus side of this is that many homes have great views and offer a high degree of privacy.
